Adding Even More Value To Your Luxury Portland Home
Your home is already luxurious but you're still trying to pull as much from the sale of the property as possible, as with any homeowner and seller. But are there ways to add even more value to your luxury home?
Whether you're selling in Portland, surrounding neighborhoods and communities or even in Southwest Washington and Vancouver, there are a few things you can do to add even more value to your luxury home. Start with these five tips.
#1. Improve the landscaping.
Landscaping and curb appeal is what potential buyers will see first so you need to make this point shine. If the home inside is phenomenal but you have neglected the landscaping, it's time to put your staging dollars into a better curb appeal.
This is also more than simply mowing the lawn and trimming the trees. It's time to hire a professional landscaper to really make the front of the home and even the backyard shine. Maybe you'll want to add in a rock garden, water feature, container gardens, or beautiful flowers and plants that work for the time of year in which you are selling.
There's also landscape stagers. This is where they either take what you already have or make recommendations to really make that first impression a memorable one. Landscaping dollars offer a great rate of return but you also don't want to get too meticulous. Many luxury homeowners will have someone take care of their landscaping but those that don't may not want a high maintenance layout. Try to find somewhere in the middle.
#2. Hire a stager.
Homes are selling rapidly and this is put a lot of stagers out of work. However, if you want more for your house, it really pays to stage the property. Staged homes can sell anywhere from 5% to 15% over list price. Having a professional stager either use what you already have in your existing items in pieces, or if the home is vacant, they can bring in complete room settings that really make the house itself stand out without being distracting on the items. #3. Finish or remodel any basements or unfinished rooms.
Luxury home buyers don't want to think about a lot of work once they move into the house so finishing a basement, or updating any other rooms that have been neglected will definitely boost the home's value.
If you are finishing a basement, you can really design it for what buyers are looking for, typically a useful space for either a family room, man cave, or a luxury room like a wine cellar, steam room, or movie theater.
#4. Update the bathroom.
An updated bathroom with either heated floors, a spa-like shower, a separate tub, or just an expansive space with his and her vanities and walking closets, just screams luxury. If you're unsure of how to update your bathroom, have a home stager come in and offer tips and suggestions or talk to your luxury real estate agent on what luxury buyers are looking for in a bathroom.
#5. Focus on the kitchen.
Even small kitchens can look luxurious if staged properly. Don't clutter up the kitchen, update cabinetry, countertops, and flooring if necessary, and choose high-end appliances that match. All of these details will offer a great rate of return and impress any luxury buyer.
